What inspired Jon to get into real estate?
Jon’s career before real estate looked quite a bit different.
He served in the United States Navy aboard the USS Decatur as a Search and Rescue swimmer after training as a BUD/S candidate.
Jon became a REALTOR® in 2017 and founded Woosa Properties in 2019. His background, combined with his natural interest in education and the outdoors, eventually developed into a real estate business heavily focused on helping people understand and relocate to Southwest Colorado.
What areas of Colorado does Jon primarily serve?
Jon is based in Durango and primarily serves Southwest Colorado.
His market knowledge includes Durango, Bayfield, Hesperus, Mancos, Pagosa Springs, and surrounding rural and mountain communities.
This is a part of Colorado where location can completely change the experience of owning a home. Distance from town, winter access, road maintenance, utilities, water sources, acreage, and elevation can all become important considerations.
For someone relocating to Southwest Colorado, understanding those differences can be just as important as choosing the home itself.
What types of transactions and clients does Jon specialize in?
Relocation is a major focus of Jon’s business, particularly buyers moving to Durango and Southwest Colorado from outside the area.
He also has extensive experience with the types of properties that make this market unique, including acreage, rural homes, mountain properties, and lifestyle properties.
Many of Jon’s clients begin working with him long before they physically arrive in Colorado.
That makes education an important part of the process.
What makes Jon different from other Durango REALTORS®?
One of the biggest things that differentiates Jon is how much information he provides before someone ever becomes a client.
His Living in Durango Colorado YouTube channel has become a resource for people researching a move to Southwest Colorado.
Jon creates videos about Durango neighborhoods, real estate, cost of living, rural properties, outdoor recreation, local communities, and what everyday life in Southwest Colorado actually looks like.
Instead of simply marketing homes, he helps people understand the lifestyle that comes with buying one here.

What are Jon’s biggest strengths as an agent?
Education and preparation are major themes throughout Jon’s approach to real estate.
Southwest Colorado buyers often encounter property features they may not have dealt with before, especially if they are moving from a suburban or metropolitan area.
Wells, septic systems, private roads, winter access, acreage, utilities, property restrictions, and rural infrastructure can all affect a purchase.
Jon’s content and client approach focus on helping buyers understand those considerations rather than discovering them after they have already fallen in love with a property.
How does Jon help people relocating to Durango?
Jon has built much of his business around the unique needs of relocation clients.
Someone considering a move to Durango may be researching from another state and trying to understand communities they have never visited.
Jon uses video, property walkthroughs, maps, local knowledge, and his extensive library of Durango content to help buyers narrow down what they actually want before they arrive.
His YouTube channel also gives people the opportunity to learn about the area on their own timeline.
By the time many clients begin seriously looking at homes, they already have a much better understanding of Southwest Colorado.
What is Jon’s favorite part of helping clients?
A consistent theme throughout Jon’s real estate content is helping people understand what they are actually getting into when they move to Southwest Colorado.
Buying a home here is often connected to a much bigger lifestyle decision.
People may be moving for access to the mountains, outdoor recreation, more land, a smaller community, or simply a different pace of life.
Helping someone understand both the opportunities and practical realities of that change is a major part of the service Jon provides.
What real estate topics does Jon talk about most?
If you spend any time watching Jon’s videos, you’ll quickly realize he covers much more than homes for sale.
Relocating to Durango is a major topic, along with the cost of living, Durango neighborhoods, rural properties, acreage, wells, septic systems, utilities, mountain living, and the pros and cons of living in Southwest Colorado.
That content is especially valuable for buyers who are unfamiliar with rural Colorado real estate.
What types of homes does Jon enjoy working with?
Southwest Colorado gives Jon the opportunity to work with properties that are very different from what buyers may find in Denver or other major metropolitan areas.
Acreage, mountain homes, rural properties, and lifestyle driven real estate are a significant part of his market.
These properties can also require additional knowledge and due diligence, which fits naturally with Jon’s educational approach to real estate.
What should buyers know before moving to Durango?
Research the lifestyle as much as the house.
Living in Southwest Colorado can be incredible, but buying a mountain or rural property can come with considerations that buyers from other markets may not expect.
Understanding your commute, access, utilities, water source, road maintenance, winter conditions, acreage, and proximity to services can be incredibly important.
Jon’s Living in Durango Colorado content is designed to help buyers start answering those questions before they begin touring homes.
What is Jon like outside of real estate?
Jon’s connection to the Southwest goes back long before his real estate career.
He grew up in New Mexico and spent much of his childhood exploring the region and fly fishing with his family.
Today, living in Durango allows him to stay connected to the outdoor lifestyle that initially drew him to this part of the country.
His interests include fly fishing, hunting, running, mountain biking, camping, strength training, swimming, free diving, spearfishing, and even shark diving.
It’s safe to say that sitting still probably isn’t Jon’s favorite hobby.
Why Durango and Southwest Colorado?
Durango offers something that can be difficult to find elsewhere.
It combines a true mountain town atmosphere with incredible access to outdoor recreation, historic character, restaurants, community events, and some of the most beautiful landscapes in Colorado.
The surrounding areas offer even more variety, from acreage and rural properties to mountain communities and smaller Southwest Colorado towns.
For Jon, knowing the area isn’t simply about knowing where the neighborhoods are. His business and lifestyle are both deeply connected to Southwest Colorado.
